Pre-Settlement Checklist
- Bring a certified check for all funds over $1,000.00.
- Bring a driver’s license and one other form of identification.
- Bring a copy of the Homeowner’s insurance policy, unless
buying a condominium.
- Bring the original Termite Inspection Report to closing.
- Advise Pinnacle Title if either buyer or seller
is out of the area and will require a power of attorney. All lenders
must approve a buyer’s Power of Attorney prior to settlement.
- If applicable, provide a Homeowner’s Warranty application
to Pinnacle Title for inclusion on the settlement statement.
- Notify Pinnacle Title if the buyer(s) is a
first time homebuyer(s) for a tax credit in Maryland or if the seller(s)
in Maryland is a non-resident of Maryland due to additional taxation
requirements.
- Notify Pinnacle Title of any fees payable to
the realtor or broker and of any modifications to the purchase contract.
